How it works

From contract to closing table

Most people sit at a closing table a handful of times in their life. Here is exactly what happens in between, and when you'll hear from us.

What happens between contract and closing

  1. Day one

    You send the contract

    An executed agreement and contacts for both sides is all we need. You get a file number and the name of the closer who will sit with you at the table.

  2. Week one

    We search the title

    The full public record — deeds, mortgages, liens, judgments, easements, taxes. If something has to be cleared, you hear about it in week one, not the week of closing.

  3. Through closing

    We hold the funds

    Earnest money sits in escrow and every credit and debit lands on a settlement statement you can actually follow.

  4. Before signing

    You see the numbers first

    Final figures and clear-to-close confirmation ahead of the table, so you read the number at home instead of hearing it for the first time in the room.

  5. Every wire

    We read wire instructions aloud

    We give funding details by phone and verify them by phone, on a number we already have. We never email them and we never email a change to them.
